So, A. R. V. Is pretty simple really. It's after repair value and what that means is exactly what it says. That's why the acronym is there. Right so what is the house valued after? It's all repaired and fixed up? Okay. If you just think about a house flipper that actually buys the house puts all the money into it to make the necessary repairs to make it beautiful right for a family to live in you know something like you would see on HD TV. You know after they're all finished what can they sell that property for? That's what after repair value is. Okay?

The easiest and free way to get buyers, Really? I mean I know you can buy buyers obviously you can pay for them, but why do that when you can get them for free? Okay. So I'm gonna go over a couple of things As far as the best strategies to get buyers in your local market. Okay? I got $500 house and we sold it for $25,000 and it really was easy. I mean it was the seller’s idea really. She would have did it for free, right? That's literally what she told me but I just wanted her to get something out of it. I didn't want to give it to me. You know even $500 isn't much but she was super happy with that. She got $500 at closing more than she even expected. So that was really cool.

Deal or buyer? Which one actually comes first? It's pretty controversial out there in the wholesaling world, from the gurus out there, or the people teaching these things on which one comes first because everybody has a different opinion on it. So, I'm gonna give you mine, and in my opinion, it's, I agree. What I mean? I would say that most serious, very experienced wholesalers would agree with me, Okay.

The reason I bring up how we protect our deals, because when I was learning, you know about wholesaling this wasn't something that was really talked about much. So, I thought, you know, since I'm doing some videos here and there, I wanna talk about it because it's important as a new whole seller. If you're out there trying to get deals from motivated sellers, it's definitely important to know what to do with those deals once you have them and to make sure that those deals are protected so that you can end up getting paid on those and nobody goes around you to get those from you.

Basically I came up with these three ways you know a couple of years ago when I started and just because it was hard, you know I was doing it the traditional way, always doing the formula like everybody teaches and it was just it's time consuming and then you're trying to you know do all these different things but it does work, obviously all three of these are gonna work for you, so but I like the I like the quick and easy way I come up with that because it's just easy, it's fast And it typically works most of the time, you know it's not 100% guaranteed, but at least when you're first looking at a deal and spending a lot of time on it you know at least you have an idea if that's gonna be a deal for you or not.

Because I mean, I definitely know people that they're still studying on this and they found out about it maybe at the same time period I did two years ago, and they still haven't pulled the trigger on doing anything, right? I mean, just fumble your way through things, right? That's the only way you learn. Most people learn by doing, not just by consuming content and in books and papers and all this stuff, right? All that is good and important, but you can learn as you go, right? It's almost like fake it till you make it in in one sense. But the bottom line is action, right?

Yeah, that was in the Dominican Republic, just a few days ago and it was pretty expensive, relatively speaking, I guess. It was about $1700-$1800 per night. Everything that's listed on the market obviously goes quickly, so it's really good for flippers and things like that. But wholesaling is direct to seller marketing.
