So after equity we want to choose to do year built. We want something at least 20 years old, 2000, you know, as the newest that we would work basically. So we know at least 20 years old. As you can see, the numbers change over here. Now we're down to 54,000. Okay, you're built.

Now what you want to do is go to property. Once you get on the property, you're going to select this dropdown again under select criteria equity percentage, because obviously when you're wholesaling, we have to have equity in a property if you're doing a traditional wholesale. So let's just go ahead and choose. So we basically have between 51 all the way to 100% equity. Okay, we added all those there on the right side. That means these are the ones that are selected.

So once you are logged in, the very first thing you want to do is create your own. Okay. So once you go to create your own, it's going to bring up this geography tab. So first, we're going to search our criteria. You want to start your list with either a city, a county, or a zip code. Let's just start with City, Florida. Okay. All right. So there's Tampa, Florida, right there. So after you highlight Tampa, Florida, you click ADD and obviously it moves it over to the right side. As you can see, our county is 139,760 records. Obviously, that's a ton of records.

Analyze the deal in 30 seconds. Type in the address. Search it in Google. Click on Zillow. Click on Redfin. Click on Realtor.com. Average those. Split that in half. That's what you know, you can kind of be in that ballpark.

Sometimes you don't get second chances, so you've got to take the opportunity when you get it. Make sure that you have the conversation while you have it. You know, that's part of it. If you're kind of a one man band, which a lot of wholesalers are, when they start out, especially somebody is going to answer that phone because the goal is answer the phone call live because we don't want to miss a solid hot lead.

You have to get good at quickly analyzing something just so you know, you're in the same ballpark or not, then you can always call back or deep dive when you're when you feel like you're close, you know, at a glance. If they're telling you 70 and at a glance, it looks like you can pay in the $60,000 range, then you know that you're in the same ballpark. And at that point you can have a deeper conversation.

Don't waste your time deep diving into every property because you know, when you're getting leads every hour coming into your CRM, you know, we have other things to do and not to mention follow up. So on average, you know, we're bringing in 60 to 70 leads. No one has time to analyze every single deal, you know, for 30 minutes to an hour.

We really base a lot of what we do on Zillow and it works. I mean, we do tons of deals all the time. Zillow is fairly accurate. It's at least accurate enough to make offers, you know, and and go from there, you know, because that's kind of what we do.

Hit the back on your browser and then click the Redfin button. Okay. $129,000. Hit the realtor button and $118,000. Okay, so you're at $118,000, $120,000 $129,000. Whatever I said averages those 3 $125,000.

The way you can analyze a deal over the phone, obviously, if you can't be at your computer. So, you know, you're talking on the phone, you can definitely put it on speaker. Ask them the address, type it into Google. Obviously, Google is going to pop up that address. You can click on one of those websites just to kind of look at it real quick at a glance. Most of the time we base our purchases off of the Zillow price.

Contractors can drive you nuts. That's a bad part is because I don't really flip wholesale in my game, but I do flips, so I am managing these projects myself. So I definitely recommend if you do get in the flips ever, definitely do a little contract of some sort. It doesn't have to be fancy. Just write everything out that you agree on. I've got this house that we're doing and we're fixing it up and flipping it, obviously. So this contractor has done four other flips for me already. So the first two flips he did was really awesome. The second one, we walked it together, told him everything that I needed and wanted. We agreed on a price, but then we got to the third project. This project was terrible. I mean, it was really bad, but this particular mobile home really sucks.

You know, the wholesaling work funds, my rentals and the remodeling on the rentals and the remodeling on the flips because it wasn't for a wholesaling. You know, where were that cash come from? Because typically banks will just give you the loan or hard money will just give you the loan for, you know, the your purchase price. So you're pretty much funding, like at least for what we do, we pretty much fund all the repairs, you know, just out of our pocket.

We do every marketing channel pretty much. So we definitely spend the money and that can suck sometimes when you're used to getting, you know, a certain amount of return on different marketing channels. It sucks when those when those go down a little bit, but at the end of the day, it's all about your ROI. Is it still working or are you still making money? Is it still worth it?

Maybe you can pay just a little bit more than you normally would like to pay, but you can probably ask a little bit more than you normally would ask. You're really good at what you do and you know your market really well, but you just have to be careful, you know, when you're wholesaling. You always got to be on top of your game.

Real estate attorney is important. You definitely need one on your side in whatever area that you're working in, in the way you can find one is just like anything else. Get a real estate selling or investor Facebook groups and asked you know and people are willing to tell you typically so that's how you really find the best one. Go to the yellow pages or don't Google search it or anything like that. Just ask those local, local investors and they're going to tell you of.

Probably an attorney is important, just a real estate attorney in general, because usually if you have a real estate attorney, they're going to be able to do quiet titles as well. So the reason you need a quiet title occasionally, like when a house is bought at an auction, when you buy those probate issue, if you can't find the proper heirs and that kind of thing.

Your seller is in a bind, and your whole job as a wholesaler is to have a solution. So now are you a solution to buy their house? But you can't buy their house if it needs to go through probate. So that's why you need a probate attorney to refer them to you. And if you find the right one, they are willing to get paid at close.

Let's just say there's a seller that has a house and then maybe they inherited their house, their parent or whoever handed it down to them or left it to them. And their will didn't necessarily. A lot of times they don't do the paperwork correctly. But the son can never sell the house because it never went through probate.

So keep in mind, when you get that list, you got to scrub it, narrow down the way you need to make a video of it so you can actually have a video it because it'll literally take you probably 8 to 10 hours to get this list really the way you want it. So you can spend your time on the phone or trying to talk to the sellers rather than appearing in your lesson scrubbing that. So that's just a tip that I would recommend for sure. Anyways. So that's typically how you can get a Tax Delinquent List for any county.

The whole key in wholesaling is they have to have equity or you're not going to have to make a deal either because you got to have enough spread for the buyer and for the repairs and for your assignment fee. So if there's no equity, there's probably no deal. Like I said, unless you do some kind of creative financing, but just strictly regular wholesale deal, it's really good to know that these people are tax delinquent, that not only do they need our help so we can solve their problem by taking the property off their hands.

Now, keep in mind I did get the email, but if you've never gotten this list before, keep in mind you got to do a lot of scrubbing if you want to call it that. You want to make sure you have the seller's name right, the homeowner's name, the tax delinquent. You want to make sure you have the property address that is delinquent, but you also want to make sure you have their mailing address.

How To Get Tax Delinquent Lists? So do you want to get that from your local county if possible. Okay, so do a quick Google search. Find that tax assessor website, and then give them a call. Okay. You can also copy down the email if you're if you're able to find one. If they have one on their site, call them and just tell them explain them exactly what you want.

When you take massive, insistent action every day, and then after you master that action that you're doing on whatever part of your business you're doing, that's when you can start hiring. And actually delegate those things to other people. But before then, you can't delegate that if you know how to do yourself. You have to be top of mind as a wholesaler or as a company, because if you're not top of mind, somebody else will. So you could do all the work, spend all the money on advertising, follow up 5 to 10 times even, and you don't get them and then you give up. Well, you might have did all the groundwork for another wholesaler coming along a week later. You already set the groundwork and now they're ready and you're not following up again. So this other wholesaler got lucky because you did the work for them.

You're seeing a theme here. You know, everything you do, you have to be consistent, even if you get a bunch of deals and then all of a sudden you got paid on one and you still got two or three deals that are that you maybe have locked up and you haven't found a buyer because you're kind of content with the check you just got and you're not really in the big hurry. Then you end up losing the deal because you're out of time or you just didn't work hard enough. You know that that's the same thing. Consistency is key.

Consistency in marketing is probably more important than anything, you know, because not every time you'll get results from the first thing that you do. You got to do it again. So you can say top of mind for sellers. So let's say you're cold calling. Yeah, you might cold call 50 to 100 people a day. If your list is 5000 people and then you stop doing that after four or five days, well, you only reach, you know, a few hundred people, you know? And then what about the rest of your list? You weren't consistent. Okay.

So if you're marketing that with direct mail, obviously you need to schedule that out to where your mail knows every 4 to 6 weeks or whatever your model is. And you've got to do that consistently 3 or 4 or 5 times in a row.
