So why do I wholetail? The reason I hotel is because typically I can get more money out of it. If it's a really good deal and it's a clean property, I can always get more on the MLS. So if you have the money or if you have the means to close on it, rather you should always do that if it's a good looking property because you can make more money on the back end.

But to me, a true wholetail means you get the discounted property with the seller. So you have your piece of contract. You don't end up finding a cash buyer because you become your own cash buyer. So obviously less personal means you can read their body language. You can kind of get a feel for them. When you're in there, you know, as opposed to face to face. So it is a con it's a little less personal and you're kind of relying on phone, talking and that kind of thing.

It takes you time. By the time you get to that appointment, you drive to that appointment. So it takes you probably 30 minutes in most cases, and then you've got to drive back home. So you're looking at maybe 3 hours. So that's a huge con, you know, because you can only see two people, so you can only have two appointments.

Obviously, if they're not distracted, that's a huge benefit because you don't have all those outside influences and everything's, you know, because face to face is huge without having distractions. So you get the undivided attention because when you're there with them, obviously they're looking at you, they're talking to you, you're just talking about the entire house and the process and that kind of thing all in person, which is huge.

You know, we just got a couple of new deals on Sunday, which is kind of crazy because sellers, they're available at all times. Do you have to have acquisition managers are willing to work when the leads come in? Our acquisition managers locked up two deals on Sunday, so just those two properties alone was $18 grand and $17 grand profits to our company. So everybody's happy.
