We get leads from everywhere. So the first thing our acquisition managers do is plug that address right into the software just to make sure it's even a viable property for us. But if you just want to do a couple of dollars a month and just wholetail only, you can definitely do massive numbers as wholetail in a couple every month.

So why do I wholetail? The reason I hotel is because typically I can get more money out of it. If it's a really good deal and it's a clean property, I can always get more on the MLS. So if you have the money or if you have the means to close on it, rather you should always do that if it's a good looking property because you can make more money on the back end.

But to me, a true wholetail means you get the discounted property with the seller. So you have your piece of contract. You don't end up finding a cash buyer because you become your own cash buyer. So you actually close on the property yourself and then you immediately start marketing that property on the MLS.

So obviously less personal means you can read their body language. You can kind of get a feel for them. When you're in there, you know, as opposed to face to face. So it is a con it's a little less personal and you're kind of relying on phone, talking and that kind of thing.

So obviously you have to have boots on the ground if you're virtual. Even when I was doing virtual wholesaling locally, I still had boots on the ground. I didn't go to a house, even though it might be 15 minutes down the road. It's not scalable. So I didn't do it. I just chose to be virtual from the get go, even in my own backyard.

It takes you time. By the time you get to that appointment, you drive to that appointment. So it takes you probably 30 minutes in most cases, and then you've got to drive back home. So you're looking at maybe 3 hours. So that's a huge con, you know, because you can only see two people, so you can only have two appointments.

So you're scheduling that with the customer or with the seller and getting all that lined out to where you can actually be there in person to talk to them and give them your whole pitch in and what you can do for them to help their, you know, help solve their problem.

You have to be local. You're local because that is a pro. So they actually know that you're from their same city. Typically, if you're showing up at their house and you know the area and you are a legitimate person, but the downfall is you have to be local to do face to face, obviously. Obviously, if they're not distracted, that's a huge benefit because you don't have all those outside influences and everything's, you know, because face to face is huge without having distractions. So you get the undivided attention because when you're there with them, obviously they're looking at you, they're talking to you, you're just talking about the entire house and the process and that kind of thing all in person, which is huge.

You know, we just got a couple of new deals on Sunday, which is kind of crazy because sellers, they're available at all times. Do you have to have acquisition managers are willing to work when the leads come in? Our acquisition managers locked up two deals on Sunday, so just those two properties alone was $18 grand and $17 grand profits to our company. So everybody's happy.

It's definitely possible to flip a house, with no cash, no credit, no money and no risk. So all you have to do is get out there and do it. And at the end of the day, you get a big paycheck, you know, if you negotiated it. Right.

You know, the ARV, you know, the actual value of the house after it's all repaired is the most important thing because everything else falls into place from that point. Because once you know what the house is potentially worth after it's remodeled, then you can kind of make your numbers based on that fact. The end buyer to make a profit that you want to get paid too. So you've got to have a fee in there for you as well.

So wholesaling houses are no different. you as a wholesaler getting a contract with a seller, somebody that actively wants to sell their property, they agree to a set price with you at a wholesale discounted price. Once you have that property under contract, you send it to the title company. They get all the paperwork done. In the meantime, you're searching for a cash buyer to take your position in that contract to be able to close on it.
