And this all came through from a lead is from Facebook, and that was free. You know, I didn't pay for that lead at all. I just simply put a post on Facebook and somebody replied to it and I ended up turning $20,000 into $49,000.

So my purchase price was $2,000, right? My rehab price was $0 and then my sales price was $25,000. So the sales price is actually $49,000. And then my monthly cash flow is $325 per month.

So I found someone on there. You know, I told him rent to own work. So I was selling this property for $25,000. What I was advertising. And I don't ever change the price. Nobody cares about the price when you're doing rent owns. All they really care about is their monthly payment.

Fake it until make it. As far as confidence goes, that's really what it is to have confidence when you're on the phone with these sellers. If you're driving for dollars, starting out or doing some small campaigns on SMS or cold calling or direct mail, whatever it is, just have confidence when you're on the phone because buyers can hear and feel that.

I was really confident on my ARV, which is the most important thing you'll ever learn in wholesaling real estate. So I was confident that I saw comps at these high dollars and I got the house at a certain amount, you know, way below market value.
