Here's kind of a saying that I have in my business: "Podio or it didn't happen." Or you can insert your CRM of choice — or it didn't happen. So what do I mean by that? Basically, there are all kinds of items you want to place in your CRM just to keep you in tune with what's going on with your particular leads. First of all, if you don't have a CRM of some sort, I highly suggest getting one.

Are you having trouble losing leads or trying to find notes that you had on different sellers or buyers you're working with? Or maybe you've got a small team, and you're just not getting all the information you need from sellers or from your buyers because your team members aren’t placing it in the correct spots in your CRM, notebook, or whatever you might be using. There are a lot of ups in this business, but there are also downs — the downtimes. As long as you're prepared for those things, it's not that big a deal. But you've got to know that they're coming. That's why I like to tell you the truth on my channel. You know, a lot of times, this business sucks real bad, but the pros outweigh the cons. That's why I'll continue doing it forever and ever.

The real risk I have is in marketing dollars. And a lot of times, if you're just doing wholesaling, I mean, sure, you have risk with employees, but at the same time, most of the time, we pay employees commission only. So there's not much risk in that either just your time and marketing.

But there are a lot of highs and lows in this business. Like I said before in other videos, if it was easy, everyone would do it, right? Because you can make a lot of money. Now, is it worth it? Absolutely. I wouldn't change it for the world because, at the same time, what else can you do to make a million+ dollars in a year just from assigning contracts to people, right?

So that's definitely, you know, ups and downs in this business. When you get somebody really good, it's amazing. But when you get somebody that's kind of, you know, sucking, bringing down the culture, or bringing down profits, it's even worse. That's just the way it is.

We've gone through 4 or 5 other ones in the last 12 months. Acquisition managers, that is what I mean. And that was super painful, you know, because not only does it cost you a lot of money to onboard somebody, but it costs you a lot of time. And if they don't work out, it's missed opportunities that you may or may not have had as well. So all those things come into play. That's why they say, you know, hire slow but fire fast. And that's exactly the reason, you know, because you want to make sure you get the right people in place. And, you know, that's my fault. I thought I had the right people when I hired those people, and I ended up not. So that's always a struggle in my business — getting the right people in the right seats.

If you can build a team around you to do all the different aspects of your business so that you can focus on growing your business, you know, that's the way to do it. And you know, that's always a struggle too. Employee struggles, you know, that's difficult. But when you find a really good employee, it's amazing. Like my number one acquisition manager.

Obviously, I do a ton of marketing. I do almost every marketing channel there is. The only thing I don't do is billboards and TV. Pretty much everything else I do or have done for sure. But what works today may not work tomorrow, and what worked, you know, last year doesn't necessarily work today. So that's a big, big thing. You have to learn how to mold and grow into, you know, new ideas. You always have to be conforming to whatever's working today, you know.

You know those easy deals. And that's what's cool: some of the deals that you think are going to be hard end up being the easiest deals you ever do. Some of the deals that you think are going to be super easy end up never closing. And also, some of the biggest assignment fees that we get, you know, it's such an easy process with those buyers. They're cool with you making 40 or 50 grand sometimes, but then there's others where you're barely making anything. You know, you're making maybe 7000 or 8000, and the buyer is squeezing you for even more, where you end up making hardly anything. So that happens as well.

You know it's it's awesome when you when a deal goes smooth. Uh it goes exactly the way you planned it and hoped that it would. Let's just say you want to do ten deals a month, You want to close ten deals a month, That means you probably have to get 12 - 15 contracts if you actually want to close on ten.

You've got to go through because there's no money down. Easy to do. Now, that's simple. But the concept and then in buying, owning, fixing it wouldn't make sense. Said who to believe that making things. Whoa, hold on. That Absolutely. Take it down that property and not have a little bit. But you're just to just yesterday they pointed it out for them anyway as to where it could make a bigger feel, a bit more silly. But at a sign of the worst times, of course, except to make a big problem.

You know it's on paper Sure But you know if you bought $100,000 house for 50 grand and you refinanced it for 70 grand you've got $30,000 worth of equity there And over time that's going to keep on building value So your net worth goes up over time Also your mortgage goes down over time plus your monthly cash flow from that rental income or your rent to own income In my case it keeps going up over time because they're paying down your mortgage for you And you know with inflation and you know every year rent slightly goes up a little bit  So your cash flow starts out here but it keeps widening It gets bigger and bigger So that's why that's important to me So that's how you become a real estate beast in my opinion

Trying to stay focused. So not not chasing squirrels and doing too many things, but you just have to know that in my opinion, there's really like three or four exit and a real estate game to where that that you can actually do with very little money that have huge upside and huge reward. And that's wholesaling real estate that's wholetailing which you wholesale for retail fixing and flipping or buying and holding. And really the buy and hold piece is key in my opinion.

You know, So we do fix and flips occasionally, a couple a month probably. We do some lipstick, little hotel type deals where you actually close on it, but you're just doing a couple of minor things and listing it again. And then we do buy and hold properties for long term income and really that's a wealth building. And really in my in my mind, that's really what makes you beast like you're just completely and go find yourself in the industry in general.

An asset. Just like Robert Kiyosaki says, it's not an asset unless it pays. You and I have the same philosophy. You know, it's not really an asset unless it's paying me. So that's why I want to buy more real estate. Okay. And I've talked about in other videos. I don't like to be land lording. So real passive income to me is still owning the property. But the landlord, the landlord part of it doesn't come into play because my tenant slash buyers maintain the property themselves. They don't ever call me about issues that they're having. But.

Becoming a real estate based first. The cheapest and easiest way to becoming a real estate based, in my opinion, obviously is wholesaling real estate. My channel is all about wholesaling, but not only that, you know, wholesaling is a stepping stone to get to to the next level. It's really just a huge active income, you know, a huge taxable active income. So you have to be able to offset that large income by creating assets.

If you're a one man show, definitely acquisitions is the most important thing. You got to get really, really good at talking to sellers. But when you've got systems and people and processes all in place, dispositions, it's just a little bit harder sometimes. But it's still both Jobs are fairly easy if you've got systems in place to be able to handle those things.

Source in your own deals will make you rich, because that's the part that most people don't want to do because it's an entire new business. If their business model is just to flip houses, that's what they want to focus on. And their business model is just a buy and hold and then refinance later. That's probably what they want to focus on, too.

When I say what's most important, acquisitions or dispositions, I mean, they're both pretty important. But I would say the job of acquisition manager is slightly easier than a disposition manager if you have the systems in place. Now, if you're just a one man show doing marketing, you're doing everything on your own, then definitely acquisitions is way more important. Acquisitions is way harder.

When you're when you're talking about dispositions, I think it's slightly harder if you have systems in place in your entire operation for acquisitions and dispositions. Dispositions takes a slight edge to me being more difficult, but they're both important.

Every deal is not for everybody. Sometimes people have funds available at certain times. So some of it's timing. You know, you might have a smoke and know that you can't act on. And you might want to take it down yourself as a wholesaler so you can buy it for a rental or you can flip it yourself, but you don't have the funds to do it.

The condition sometimes matters too, because I flip houses also and I buy and hold for rentals as well. But I don't want any part of a full blown renovation. I don't do them and I don't want to do them. So there's people out there too. If your list only pertains to buy and hold people, then it's probably harder to sell it.

Let's talk about location. Obviously, if it's a small little town in Potok, feel that there's no real buyers there. I don't care if you got $100,000 house for $10,000, you probably can't sell that for 15 to 20.

There's a lot of things that come into play with these deals. Location has a big thing to do with it. The condition of the property has a big thing to do with it, and then just your price has a has a big thing to do with your being able to dispose or not.

If you have a machine in a system in place where leads are just coming in all the time and all your acquisition manager has to do is answer the phone and talk to sellers all day and then try to negotiate and make deals. Then I would say if you have that system in place, that that is a little bit easier than dispositions.
